Toughened Safety Glass in doors and windows

Replacing existing Double Glazing Units, Windows and Doors? Or shopping around for new Double Glazing? You will know that glass is a critical part of Double Glazing.

The glass plays the biggest part in keeping your new windows and doors energy efficient.

It forms the largest part of most windows and doors. Glass is also required to provide very important safety features for all doors and particular locations of windows.

High Energy Saving Aluminium Windows

The provision of safety glass ensures safety comes first. Double Glazing Units – Why do doors and windows need safety glass?

It is a legal requirement that toughened safety glass must be fitted to all replacement doors. This legal requirement for toughened safety glass also extends to windows near floor level and other “critical locations”.

This safety glazing rule is laid down in The Building Regulations for England & Wales and gives clear information where toughened safety glass is required. The same rules apply when existing windows are being replaced or for new windows fitted into new buildings.

What are “critical locations” requiring safety glass?

In simple terms the critical area in a window or a door is the glazing that you are likely to come into contact with as you move around a house or commercial building. This possible contact with glass must ensure:

  • glass must be shielded or protected from impact
  • if glass is to break it must break in such a way that is not going to cause injury
  • glass must resist impact without breaking.

So where is toughened safety glass needed?

New PVCu Windows UK

For any single, double or triple glazed replacement windows or doors, the following types as well as locations will need safety glass.

  • All glazing from the internal finished floor up to a height of 1500mm must be safety glass.
  • All doors whether partly glazed or fully glazed must have toughened safety glass
  • Any door side panels, flag windows or any type of window within 300mm of any door must also be safety glazed.
  • Windows must be fitted with toughened safety glass where the window is within 800mm of the finished floor level internally.
  • Top-lights above doors are not required legally to have toughened safety glass. However even with clear glass, the toughening process produces a different tint to the glass so we advise toughened glass in top-light areas as well

There are other areas where you may wish to consider the use of safety glass. If you are fitting a window near your bath or shower the finished floor level will actually be higher if taken from the shower tray or the bath itself.

Double Glazing Units – the difference between laminated glass and toughened safety glass?

Laminated glass is very much like the windscreen of your car. With laminated glass it is effectively two pieces of glass with a film in between. In the event of a glass breakage, whilst the glass will break it will hold together. Toughened glass uses a toughening process different from laminated glass.

Sliding Aluminium Windows

Whilst it is hard to break toughened glass, should it break it will shatter into thousands of small harmless pieces. This again is similar to the side windows of a car which are toughened. If you have ever been unlucky enough to have a side window of your car broken, you will have noticed that it shatters into many pieces. This is toughened glass.

The choice of toughened or laminated glass is of-course up to you. Laminated glass tends to be more expensive and heavier than toughened glass. If you want maximum security laminated glass, it will hold together when broken unlike toughened.

Both types are suitable and acceptable under legal requirements and building regulations.

uPVC Casement Windows

uPVC Casement Windows can be a great choice for replacement of existing wood casement windows.

And also when a maintenance free product seems unlikely if not impossible.  Timber Bay windows can require replacement due to wear and tear and the need for far superior insulation.

Residence 9 uPVC Casement  Windows

Our Residence 9 Flush Casement Windows are the ideal replacement.   One challenge can be trying to recreate an arched timber detail in stained glass fanlights of the bays.

We often use white lead to recreate the arch.  The result often proves to be a very satisfactory and visually pleasing finish.

The profiles used in these windows offer very efficient energy savings and achieve and A+ rating.  Due to the multi-chambered Window profiles used in Liniar Windows they have a very good thermal profile.  For this reason they really help keep the maximum amount of heat inside you home.

Slimsash Bay Windows PVCu

The appearance of the house was particularly pleasing due to the replacement of the front Bow Bays.  The strong rigid GRP Canopies cut fitting time to a minimum and eliminated Lead work for tops and internal plastered ceiling work.  These Slim Sash uPVC Windows really look great !

The Supporting Timber Brackets under the existing windows were in very good condition, for this reason they remained in place. Equal Sight Lines ensured that all the double glazed glass panes lined up beautifully .

Timber Core Doors

The Front Entrance was created by using extremely reliable Rehau White Upvc Frames with one of an extensive Range of Endurance Timber Core Composite Doors.

These doors give greater strength and security,  certainly more than many of the Foam filled Composites.  And they match very well with the Slimsash uPVC Windows.

Entering and leaving the house was made much easier due to a Low Aluminium Threshold at floor level.

Flush Sash Casement Windows

The property below is a great example of the perfect situation for Flush Sash Casement Windows.

Leaded Light Windows

Surrey Windows have been designing and installing windows and doors throughout Surrey and London and we have become a natural choice for discerning clients wishing to consult a company with almost 30 years of combined experience.

As it stood, the property was a substantial brick-built, detached house with the popular mock-Tudor appearance.   This has been popular throughout Surrey for the last Century.  At some point the house had had replacement windows with opening side-hung sashes and no fanlights.

As can be seen in the earlier photograph, the opening sashes are wider than the frame of the window.  With no dummy sash in the centre panes,  this upsets the proportions of each window. To use industry speak, this is referred to as an ‘unequal sightline’.

Are Leaded Light Windows now dated ?

The existing glazing copies period diamond-leaded lights that continue the mock-Tudor theme – a style of replacement glazing that has been very popular in 1980’s and 90’s.  You could argue that they look a little dated today although the diamond-lead design does originate back to Tudor times.

However, it’s not a Tudor home and unless you really want to retain this theme.  There are other ways of achieving a quality, period appearance without having to use a leaded-light glazing design. The client wanted a cleaner, simpler appearance and this was achieved with the use of clear, plain glazing which as we can see in the second photograph, has proved to be an excellent decision.

Flush Sash Casement Windows for a Period Design

Each window uses two dummy sashes central to the opening sashes at the end of each window. The client also opted to move away from the diamond-leaded lights and use a more modern clear glazing throughout. The clear glazing design looks tidier and allows more light to come into the house whilst giving an free view back out. This hasn’t detracted from the period design of the house nor does it look too modern.

Flush Sash Casement Windows UK

After some discussions and product viewings, the client opted for the new Residence 7 Flush Sash Casement Windows.  A window system that matches 18th and 19th Century timber windows thanks to careful attention to detail that matches original timber sizes and proportions.

Residence 7 windows are described as ‘flush sash’ – a term the industry has adopted that describes a casement window with sashes that don’t protrude outwards from the surrounding frame.  This is an appearance that we’ve grown accustomed to seeing on replacement windows installed over the last few decades. The flush sash appearance is more noticeable when viewed from an angle as you notice how much neater the window looks without protruding sashes.

The Residence 7 window allows for a very even appearance across all of the windows irrespective of their size. This in itself looks very smart from outside.  The frame and sash widths are very close in size to the mock-Tudor timber beams across the front elevation.  This use of a ‘dummy’ sash means the fixed and opening sashes look the same from outside, their widths are the same – this is referred to as ‘equal’ sight-lines.

All window and doors in The Residence Collection are manufactured using multi-chamber composite PVCu.  Their design makes them suited to almost all British properties built over the last 3 – 4 Centuries as they emulate timber windows with a high degree of accuracy. Despite the use of such a modern material, their authentic appearance has been approved by many planning offices for use in Conservation Areas.

Residence 9 Timber Effect Windows

Such modern materials and their advanced design and manufacture makes them not only secure and energy-efficient but also in need of very little maintenance. Their construction also allows for the use of many types of glazing. These include Double Glazing, Triple Glazing and acoustic for even greater levels of security and insulation.  The simplicity of the R7 design is also suited to contemporary windows, unlike the deeper R9 system, they have a flush fit appearance on the inside too!

Almost identical to original Timber Window Cills

These particular Residence Collection windows use an optional butt-jointed construction for greater authenticity.  This replicates the method of joinery that would be, and still is, used to produce a timber window or door.  The cill below the window uses the same composite PVCu.   But is over twice the thickness of typical replacements and they appear almost identical to original timber windows cills.

As with the finish of the window, a wood-grained foil finish further adds to the timber style.  Extending not just to the faces of the window inside and out, but also the reveals of the window which are visible when the sashes are opened.  Despite the lack of fanlights that would be used for ventilation, the R7 has a fully-lockable night-vent position.  This allows the opening sashes to be left ajar yet without reducing security.
